    • Check for missing, loose, or damaged shingles.

    • Ensure flashing around chimneys, vents, and skylights is intact.

    • Clean debris from valleys and roof intersections.

  • Gutters & Downspouts

    • Clean gutters at least twice a year (spring & fall).

    • Ensure downspouts extend at least 3 feet away from the foundation.

    • Check for sagging gutters or leaks and seal any gaps.

    • Clean mildew or mold buildup using a mild bleach solution.

    • Repair or replace any damaged caulking around windows and doors.

  • Foundation & Drainage

    • Ensure soil slopes away from the house to prevent pooling water.

    • Inspect the foundation for cracks and seal small cracks with epoxy.

  • Windows & Doors

    • Re-caulk and weatherstrip to prevent leaks.

    • Check for condensation between double-pane glass (a sign of seal failure).

    • Ensure storm doors and windows are in good condition.

Preventing Structural Issues

  • Inspect the Foundation Annually

    • Look for cracks larger than 1/8 inch and consult a professional if found.

    • Ensure crawl spaces and basements remain dry with proper ventilation.

    • Avoid planting trees with invasive root systems near the foundation.

    • Keep ivy and vines from growing on the structure.

  • Inspect Decks & Patios

    • Check for loose boards, rotting wood, or rusted fasteners.

    • Apply sealant or stain every 2-3 years to protect wood.

  • Check for Termites & Pests

    • Keep mulch and woodpiles at least 12 inches away from the foundation.

    • Schedule an annual termite inspection.

    • Look for mud tubes, damaged wood, or small holes near the base of the home.

  • Secure Roofing Materials

    • Ensure all shingles are properly nailed down.

  • Secure Outdoor Items

    • Store patio furniture, grills, and loose yard items before storms.

    • Trim overhanging tree branches that could fall during high winds.

  • Garage Doors

    • Reinforce the garage door with bracing if it's not rated for high winds.

    • Ensure the door is properly sealed to prevent water intrusion.

2. Interior Maintenance

Preventing Moisture Intrusion (Inside the Home)

    • Keep indoor humidity between 30-50% using a dehumidifier if necessary.

    • Use exhaust fans in bathrooms and kitchens when cooking or showering.

  • Check Plumbing for Leaks

    • Inspect under sinks and around appliances for leaks.

    • Ensure toilets are not running continuously.

    • Insulate pipes in cold areas to prevent freezing and bursting.

  • Basements & Crawl Spaces

    • Use a sump pump and check it annually.

    • Install a vapor barrier if necessary.

    • Ensure vents are not blocked and have proper airflow.

  • Inspect Attic for Leaks & Mold

    • Check for wet insulation, discoloration, or musty odors.

    • Ensure attic vents are not blocked to prevent condensation buildup.

Preventing Structural Issues

  • Monitor Cracks in Walls & Ceilings

    • Small cracks may be normal, but widening gaps indicate foundation shifting.

    • Address any sagging floors or doors that don’t close properly.

  • Test Smoke & Carbon Monoxide Detectors

    • Change batteries every 6 months.

    • Replace smoke detectors every 10 years.

  • Maintain HVAC System
